A selection of recent work. Many of our clients are private, so we describe projects by street and scope rather than by photograph. Alongside homes, we also design family offices and high-end office fit-outs.

Wimbledon villa
15,000 sq ft villa on a two-acre conservation-area plot with new basement, outdoor pool and tennis court. Ground source heat pumps serve heating, hot water and the pool; cooling rejects to the boreholes.

Comprehensive refurbishment and extension of a detached house with a new basement and swimming pool, services concealed in close collaboration with the interiors and specialist teams.
Victoria Road, Kensington
New basement, pool and landscaping to a Victorian terrace. Stringent planning noise limits led to internally mounted condensers serving full comfort cooling.
Upper Belgrave Street, Belgravia
An 8,600 sq ft listed house. Underfloor heating and cooling throughout while retaining listed fabric, with every service and control replaced.
Chester Square, Belgravia
VRV comfort cooling concealed within a lowered, silenced vault, with all electrical, lighting, boosted water, drainage, heating and plumbing services.
Lansdowne Road, Holland Park
Full refurbishment of a 4,600 sq ft corner house designed around the principles of Vaastu, with specialist lighting, AV and full home automation.
Brompton Square, Knightsbridge
Full refurbishment of a listed house with discreetly concealed VRV cooling, boosted water, heating, plumbing, lighting and electrical services.
Wimpole Street, Marylebone
Full refurbishment of a Grade II listed house in the Harley Street Conservation Area, with most of the listed interiors kept intact. Every MEP service was replaced with a modern, robust system, adding comfort cooling hidden in the vaults, AV and smart lighting, with risers threaded through redundant flues and boiler plant in the roof void.
Kensington Palace Gardens
Replacement of the boiler plant serving a substantial house. New flue runs were concealed below the driveway in a reinforced concrete shaft, with complex supporting infrastructure completely hidden. We arranged a temporary boiler so the house stayed fully operational throughout.
Marylebone mews house
Basement extension and remodelled frontage, with a shared plant room consolidated and given its own access from the mews. All utility liaison handled by us.
Lansdowne Road, Notting Hill
Double basement and full refurbishment: basement ventilation, sprinklers, underfloor heating and radiators, high-performance showers, security and lighting control.
Argyll Road, Kensington
Strip-out with mansard and part basement. Deliberately simple controls, and showers designed to run simultaneously without losing pressure or temperature.
Upper Cheyne Row, Chelsea
Full refurbishment of a listed house in Old Chelsea with VRV comfort cooling, boosted water, lighting, electrical, drainage and plumbing.
Eaton Square, Belgravia
A listed second-floor apartment taken off unreliable communal services onto its own systems, with new routes agreed with the Grosvenor Estate.
Rose Square, Chelsea
A 2,800 sq ft listed apartment: new water-cooled comfort cooling linked to the landlord chillers, underfloor heating, ventilation and simple integrated controls.
Penthouse, Manresa Road, Chelsea
A 5,000 sq ft penthouse with near-silent water-cooled comfort cooling, trench and underfloor heating, and lighting, blinds and controls on full home automation.
Lowndes Square, Knightsbridge
Full refurbishment of a 4,500 sq ft apartment to a very high standard. The building is a higher-risk building under the Building Safety Act, so we have taken the services design through the Building Safety Regulator’s approval process.
Cadogan Square, Chelsea
Full refurbishment of an apartment in a higher-risk building, moving it off gas to an all-electric scheme: heat pump heating and cooling, electric underfloor heating, and new boosted water and hot water storage. Completed with full Building Safety Regulator sign-off.
The Knightsbridge, SW7
An apartment in one of Knightsbridge’s most exclusive residential buildings. New four-pipe fan coil heating and cooling tied into the landlord’s chilled and heating water risers, new extract ventilation with fire dampers, and leak detection, all working within strict building rules. Completed with full Building Safety Regulator sign-off.
Surrey manor house I
25,000 sq ft listed manor on 20 acres with internal and external pools, wine cellar and irrigation, all served from a plant room remote from the house.
Surrey manor house II
35,000 sq ft on 60 acres with basement car museum. A cascade of ground source heat pumps heats and cools the house, recovering heat to warm the pools.
Surrey manor house III
An Arts and Crafts manor house, fully refurbished and extended, with a new pool house and swimming pool. A new below-ground LPG supply feeds cascade condensing boilers for the house and pool house, with VRV comfort cooling, underfloor heating and KNX controls throughout.
Freelands, Hampshire
The pool house and wellness retreat for a rebuilt Victorian fishing lodge on the River Test, now a luxury country house for exclusive hire. A purpose-built, cedar-clad barn housing a hydrotherapy pool, sauna, steam room, experience shower, gym, treatment room and yoga studio, with a separate maintenance barn. As the client’s M&E consultant we shaped the services brief, reviewed the design-and-build contractor’s proposals, inspected the works on site each month and signed off practical completion in 2025.
Country estate, Cranleigh
New boiler plant housed in a new, dedicated outbuilding, replacing the estate’s old and dilapidated plant. The estate has seen significant efficiency gains since installation.
The Plantation, Stock
A 10,000 sq ft extension and basement to a 15,000 sq ft country house on 8 acres, adding a supercar garage, gym, pool, outdoor kitchen and 8 m sunken automated glass walls. Services were cast into the exposed concrete before pouring, with heat from a remote boiler house.
Spring Ponds, Ongar
A new-build 10,000 sq ft manor house over four floors, with a separate 4,000 sq ft pool house holding a rising-floor pool, gym and changing rooms, plus a full-size 3G football pitch. Basement ventilation, underfloor heating and radiators, high-performance showers, AV, security and Lutron lighting control.
Manor house rebuild, Essex
Demolition and rebuild of a rural manor on a 2-acre plot, with a basement, swimming pool and 5-a-side 3G pitch. Comfort cooling and central ventilation throughout, underfloor heating, high-performance showers, and AV and Lutron dimming in every room.
Harvard Hall, Stock
Nine new-build prime apartments over basement parking, with full base-build and fit-out MEP design. A gas-fired heat network with heat interface units, MVHR, cooling and underfloor heating throughout, KNX home automation, and condensers in a below-ground compound to meet planning noise limits.
Office conversion, Peterborough
An office converted into apartments, with an added storey and roof terrace. Several MEP options were costed to suit a tight budget. Close to busy nightlife, acoustically treated MVHR replaced trickle vents to meet environmental health limits, with electric heating and a large PV array.
Supermarket conversion, Peterborough
Conversion and two-storey extension of a supermarket into 109 apartments, with the ground-floor tenant trading throughout. We tendered the new internal substation separately, saving the client around 25% on its installation, and a large roof PV array cuts running costs and lifts EPC ratings.
Old Oak Road, Shepherd’s Bush
Six new-build apartments and a house beside busy roads, with NOx and particulate filtration built into the ventilation to meet planning conditions and improve indoor air quality.
Brook Street, Mayfair
Super-prime Category A and B fit-out of around 31,500 sq ft in a new-build terrace. Full MEP design following the base build, with services threaded through very tight zones to suit the high standard of finishes.
St James’s Street, St James’s
Category A fit-out across two floors of a high-end office. Old four-pipe fan coils replaced with heat recovery VRV, a slimline ceiling MVHR unit in place of a failed air handling unit, and bespoke circular LED lighting with daylight-linked dimming.
Broadwick Street, Soho
Category A to B upgrade with exposed services, redesigned for higher occupancy with new cellular offices, meeting rooms, a barista bar and breakout space.
The Hamilton Centre, Chelmsford
Category A refurbishment of a 20,000 sq ft single-tenant building, divided into five lettable areas, with VRV comfort cooling, extract ventilation, LED lighting, power and data, door entry and plumbing.
City Road, London
Replacement of a bespoke chiller where height limits and cost ruled out a like-for-like unit. Careful plant selection and a bespoke mounting frame, designed with the structural engineer, kept the new chiller below the roof line while reusing the existing supports.
Warehouses, Cambridge
Four new-build warehouses of around 3,500 m² each. Shell services designed for future fit-out, Category A fit-out of the cores and offices, and the incoming utility services.
