Services
From first survey to final witnessing.
Full mechanical, electrical, public health and IT design for prime homes, country estates, family offices and high-end offices. We can join before you buy, at concept, or for the detailed design and construction, and Rob stays directly involved throughout.
Pre-acquisition surveys and reports
Before you buy.
Before you buy, we survey the mechanical and electrical services and report on what they will need. Buyers and their advisers get an independent view of the condition of the plant and the incoming supplies, and of how much work the services will add to their plans for the house.
Where a site visit isn't possible yet, a desktop feasibility study from the agent's details and drawings gives an early read.
Typically covers
- Condition and remaining life of the existing plant and distribution
- What will need replacing or upgrading for your plans
- Capacity of the incoming electricity, gas and water supplies
- A written report in plain language, ready for your advisers
Heat pump feasibility and concept design
Will a heat pump work here, and how?
Whether air or ground source heat pumps can work for the house, and how: heat loss, plant and borehole positions, noise and planning limits, and electrical supply capacity, set out as a concept scheme the design team can build on.
How a study runs
Heat loss and demand
Room-by-room heat loss, hot water and any pool, so the plant is sized to the house rather than a rule of thumb.
Air or ground source
Where the plant, condensers or boreholes could go, and what each option means for the garden and the house.
Noise, planning and power
Planning noise limits, conservation area constraints and whether the electricity supply needs upgrading.
Concept scheme
A recommended scheme with plant space and routes, ready for the architect and cost consultant.
See the Wimbledon villa, where ground source heat pumps heat the house, hot water and pool from one borehole array.
Off-grid infrastructure reviews
For country houses and estates beyond the mains.
Where an estate runs partly or wholly off the mains, its energy and water systems have to be looked at together. We start with a load analysis of what the estate uses and will use, then review the solar PV, battery storage, generators, heat pumps and boreholes against it, so you know what needs upgrading before you commit.
Typically covers
- Load analysis of existing and future demand
- Solar PV array sizing
- Battery storage
- Standby generators
- Heat pumps
- Boreholes
How the pieces fit
Simplified. Every estate is different, which is why the review starts from the load analysis.
Concept and Stage 2 reports
Get the strategy right early.
Servicing strategy, plant space and riser routes agreed early with the design team, while they are still easy to change. The report explains the options in plain language, so the client can make decisions with the architect and cost consultant.
Typically covers
- Heating, cooling and ventilation strategy
- Plant room and riser space
- Incoming supplies and any upgrades
- Options explained for the client team
Detailed design and tender
A complete package to price and build from.
Full RIBA Stage 4 drawings, schedules and specifications, coordinated with the architect, interior designer and specialist consultants, or performance packages where the contract is design and build.
Typically covers
- Coordinated mechanical, electrical and public health drawings
- Equipment schedules and specifications
- Tender queries and technical review of returns
- Performance specifications for design and build
Where a project needs a lift, we can advise on the services it needs and coordinate with the lift specialist.
Planning support
For comfort cooling applications.
TM59 overheating assessments and cooling hierarchy statements for comfort cooling applications, written to answer the questions planning officers ask.
Utilities and power
Supplies sized and applied for.
Electrical load assessments and supply applications to the network operator, and gas and water connections, handled early so supplies don't hold up the programme.
Construction stage
Through to handover.
Technical review of contractor submittals, input to cost consultants, site inspections, witnessing of testing and commissioning, and snagging through to practical completion.
Discuss a project
Send over the drawings, agent's details or a short brief, and we will come back with a fee proposal.
