The Hamilton Centre, Chelmsford

The CAT A refurbishment of a 20,000 sqft commercial property in Chelmsford. The property was originally set-up for a single tenant and as part of the works completely stripped out, then demised into five areas. New services included, new VRV comfort cooling, extract ventilation, LED lighting, small power, data lines, security entry system and plumbing systems.

2 floors of CAT A office fitout of a high-end office. All existing services were stripped out and removed. A new 3 pipe heat recovery VRV system was installed to provide comfort cooling and heating to replace the existing 4 pipe FCU arrangement.

As the existing AHU was defunct, fresh air and extract air to the space was introduced via a slimline commercial MVHR unit mounted in the ceiling void.

New LED lighting was provided with a custom-made circular halo piece to suit an existing circular window feature. Lighting dimming controls and day light saving were introduced to maximise functionality and energy savings.

A CATA to CATB office fitout with exposed services. The newly installed existing MEP systems we redesigned to suit the client requirements of a higher floor occupancy and new cellularized offices, meeting rooms, a barista bar and break out space.

A super prime office fitout of one of the finest office spaces in London, consisting of 31,500sqft of commercial space in a new build terrace development. We undertook the detailed MEP design post base-build stage to CAT A and CAT B fitout on the office floors to suit the client and interior designer’s requirements, working services into some of the tightest spaces due to the high emphasis on the level of finishes.

Westbury Road, Doctors Surgery

A new build doctors surgery consisting of eight consulting rooms, two treatment rooms and an office distributed over basement, ground and first floors. Works included all MEP services. The site was very tight as it was built in place of an existing end terrace property. Due to the restricted escape routes, a mechanical smoke extract system was employed, along with a commercial mist sprinkler system as part of the fire strategy. BREEAM very good was also targeted and almost achieved.
