PRIME RESIDENTIAL HOUSES

Phillimore Gardens, Kensington

Currently in progress, the full refurbishment and addition of a basement and swimming pool to an existing detached property in Kensington. M&E works are all encompassing and in close conjunction with specialist lighting, AV and pool specialists. The very highest stands are details have been designed in close conjunction with the interiors and architectural team to conceal and hide service whilst providing optimal performance.

Victoria Road, Kensington

The full refurbishment and addition of a basement and swimming pool to an existing terrace property in Kensington with extensive landscaping to the rear to hide comfort cooling condensers. M&E works were all encompassing and in close conjunction with specialist lighting, AV and pool specialists. There were strict planning noise requirements due to the quiet nature of the

neighbourhood which resulted in a unique solution of internally mounted condensers to serve the fully comfort cooled property.

Lansdowne Road, Holland Park

A full refurbishment of a 4,600 sqft corner house with the unique client requirements of Vaastu, a Hindu design concept. M&E

works were all encompassing and in close conjunction with specialist lighting, AV with full home automation system.

Wimbledon, Villa House

Currently under construction, the extensive refurbishment of a 15,000 sqft villa located within the Wimbledon conservation area on a 2 acre plot with a new basement addition, large garden landscaping and an external pool and tennis court. A full MEP design was provided. Works of note consisted of a sophisticated ground source heat pump arrangement providing heating to the house, pool and hot water.

Cooling for the entire house connected to the bore hole array for heat rejection to maximise efficiency and save externally mounted plant.

Brompton Sq, Knightsbridge

The full refurbishment of a Grade 2 listed property. M&E works included all electrical, lighting, discreetly concealed VRV comfort cooling, boosted water, drainage, heating and plumbing services.

Marylebone Mews

An existing mews property which underwent extensive renovation work, including a basement extension and facade remodelling at ground floor level. Full MEP design was provided including separation of a complicated existing plant room serving the larger adjoining property to the rear which previously used the basement of the mews as a plant room. Due to freeholder-leaseholder agreements, the plant room had to be retained. However, the freeholder did allow for all machinery (such as boilers, gas meters etc) to be consolidated to one corner of the basement under the condition that we created an access route from the Mews to ensure that service personnel would not need to disturb anyone with a Wimpole Street address.

 

This requirement added complexity to the construction process in several ways. Relocating equipment had to be carefully timed to cause as little inconvenience to the Wimpole Street residences as possible, but it also had to be undertaken before digging the basement could begin. RS MEP undertook all utilities liaisons to facilitate the changes.

Wimpole Street

A large grade 2 listed property with much of the existing building fabric and original features intact. The property underwent a complete conversion from an office/dental surgery to a fully refurbished home. Works consisted of a roof void boiler plant room to free up accessible storage space for the client. A comfort cooling scheme was concealed and acoustically treated within the existing vaults to reduce external plant appearance and noise to suit local planning requirements.

The threading of a riser through the property was particularly challenging due to the listed nature of the building and so much of the property in very good historic condition. Existing, redundant flues were used to conceal the risers.

Lansdowne Road, Notting Hill

A double basement addition and full refurbishment to an existing, terrace property in Notting Hill. Services included basement ventilation systems, fire sprinklers, underfloor heating and classic radiators, high performance showers and hot water facilities, full AV, CCTV and security systems, Lutron lighting dimming controls.

Argyll Road, Kensington

The full strip out and refurbishment of a Kensington Terrace property with a mansard roof extension and part basement addition. The clients wanted a very simple services design that was easy to control without the need for complicated AV systems. High quality showers throughout the property were a must and were designed to operate simultaneously without loosing pressure or hot water.

The full refurbishment of a Grade 2 listed property in Old Chelsea. M&E works included all electrical, lighting, VRV comfort cooling, boosted water, drainage and plumbing services.

Penthouse Apartment - Manresa Road, Chelsea

A £5M refurbishment of a 5,000 sqft penthouse apartment to the very highest quality. Services included a near silent water cooled comfort cooling system, trench heating and underfloor heating, integrated controls, lighting dimming and blinds to a full home automation system.
